IMPORTANT INFORMATION FOR TENANTS

IF YOU HAVE AN ISSUE, PLEASE CONTACT US BY E-MAIL OR PHONE. OUR REGULAR BUSINESS HOURS ARE MONDAY-FRIDAY 9AM-5PM, EXCLUDING HOLIDAYS.
EMERGENCIES. After hours or on a weekend: Leave a message on our voicemail and we will contact you back as soon as possible.
"EMERGENCIES"are defined as follows and should be reported immediately to us:
 FIRE: Notify fire department immediately: DIAL 9-1-1, followed by emergency call to us.
INJURY: Call for an ambulance: DIAL 9-1-1, and report details the next working day.
THEFT: Notify police immediately: DIAL 9-1-1, and report details the next working day.
ELECTRICAL: Sparking, smoke, no power, overheated fixtures.
HEAT: Not working, ONLY when outside temperature is below 60 degrees.
AIR CONDITIONING: Not working, ONLY when outside temperature is above 80 degrees, or if health risk exists as documented by physician.
HEAVY STRUCTURAL DAMAGE: to roof, foundation and walls.
PLUMBING: Flooding or stoppage of drains (Tenants are responsible for all plumbing stoppages except when the result of roots, or breakdown of fixture not caused by Tenant.)
RENT. In almost all leases, your rent must be received on or before the 1ST DAY OF EACH MONTH. If rent is not received by the end of the grace period, late fees are automatically added according to your lease agreement. Please send a money order, personal or cashier’s check. We also have an option to pay online through our online tenant portal. If your payment is returned/reversed by the Bank, it must immediately be replaced by a money order or cashier's check, plus an NSF fee, plus late fees (refer to your Lease or Management for exact amounts).
