Loan Programs for Foreign Nationals

20% Down Payment
- Accountant's Letter (if self employed) OR Verification of 2 years employment and year-to-date earnings on company letterhead.
- Source of funds - must verify full amount of cash to close, PLUS SIX MONTHS reserves (principle, interest, taxes, insurance and association fees) in UK bank account for a minimum of 60 days. All funds must be transferred to a U.S. bank account 30 days prior to closing.
- "Photographic quality" copies of Passports w/ entry Visa for each borrower. Second form of photo ID may be required.

25% Down Payment (an easier option)
- A "Stated Income" option is available where income is stated on loan application and your assets are verified. Include all account numbers, financial institutions (for both US and UK bank accounts), name, address, and phone numbers of each employer or similar information if self-employed.
- A "Stated Income and Assets" option is available with NO VERIFICATION OF YOUR ASSETS, NO SOURCE OR SEASONING OF FUNDS REQUIRED!
- "Photographic quality" copies of Passports w/ entry Visa for each borrower.

Most of our borrowers go with a 25% down second-home loan. One of the programs available is a 3/1 Libor ARM. The interest rate is fixed for 3 years and then adjusts according to the market each year. There is also a no pre-payment penalty option available.
